AUTO VILLA OPENING AT 3017 W ROUTE 120


Auto Villa, with an existing location at 302 S. Lake Street http://www.grayslakeautovilla.com/ and another formerly east of the City of McHenry and outside of the City’s corporate limits (1701 W Illinois Route 120), has executed a lease for the property located at 3017 W Illinois Route 120 (formerly Extreme Jeep).  They are currently undertaking building and site improvements and renovations and will soon open an automobile dealership, with four service bays.   The City Council approved up to $150,000 in the form of a sales tax rebate for the following improvements to the property: 

 

·       Parking lot seal coating and striping

·       Four new truck lifts and installation

·        Interior and exterior painting and signage

·        Air Compressor and installation

·        Interior and Exterior LED lighting conversion

·        Roof, interior ceiling tile and HVAC replacement

 
Given the 2015 sales at 1701 W Route 120, which the location in the City of McHenry replaces, of $4.1 million, under the proposed sales tax rebate structure for the property at 3017 W Illinois Route 120, the City of McHenry will receive $20,500 for the first five years and $30,750 for years six through ten assuming no growth in sales and $41,000 after year ten.  The assessed valuation of the property, 3017 W Illinois Route, has decreased by $10,000 between 2013 and 2015. 
 
The aforementioned improvements must be completed and paid for upfront by the owner of the property or Auto Villa and no sales tax will be rebated until Auto Villa is open and selling vehicles.  This is strictly a reimbursement for specific improvements and the reimbursement comes out of the sales tax generated solely by Auto Villa.
 
The site had previously been home to a flea market but has been vacant and underutilized for many years.  Many of the surrounding properties are also vacant, and this area along Route 120, east of the Fox River, is very challenging for prospective retailers because it’s east of Richmond Road and far enough away from Chapel Hill Road which make it difficult to justify for many retailers to locate at the site which otherwise may locate on North Richmond Road or conversely closer to Chapel Hill Road and Illinois Route 120. 
 
Auto Villa fills a large hole and will greatly contribute to revitalizing Route 120 east of the Fox River.

NATIONAL SMALL BUSINESS WEEK MAY 1st THRU MAY 7th

Since 1963 the President of the United States has proclaimed May 1-7 National Small Business Week.  At the April 25, 2016 City Council meeting Mayor Low proclaimed May 1-7 National Small Business week in the City of McHenry and urged citizens to Shop McHenry.  Below is a copy of the proclamation.  Small businesses drive and are the backbone of our economy-please assist in supporting small businesses particularly in the City of McHenry and especially May 1-7!

FABRIK MOLDED PLASTICS REMAINING IN THE CITY OF MCHENRY AND EXPANDING!
 
Fabrik Molded Plastics is located at 5213 Prime Parkway (113,904 square-foot building), http://www.fabrikind.com/index.html, in the City of McHenry, McHenry Corporate Center.   They are a leader in the plastics injection molding industry, employing over 400 people and have been located in the McHenry Corporate Center for more than 20 years. 
 
Last summer we learned that Fabrik was being courted and met with multiple states to consider leaving McHenry County and the State of Illinois.  One of the options which would enable Fabrik to remain at their current location and grow was to purchase the building at 1515 Miller Parkway (44,000 square feet), which at the time had been vacant for several years and immediately to the west of Fabrik’s current building.
 
The property taxes assessed on 1515 Miller Parkway had been decreased by about 50% of the market value of the building portion of the assessment only due to the vacancy and a property tax abatement was proposed solely the increase in taxes at 1515 Miller Parkway if Fabrik purchased the building.  In order to maximize the potential for Fabrik not only to stay within the City, County and State as well as expand their operation the City of McHenry, McHenry County Economic Development Corporation, and eight other taxing bodies collaborated and approved a property tax abatement, on the increase in property taxes only, at 1515 Miller Parkway, utilizing a program the McHenry City Council had previously adopted:  Underutilized Property Tax Abatement and Incentive Program. 
 
The purpose of the program is to encourage reinvestment in existing improved vacant or underutilized properties through a property tax abatement program instituted through multiple taxing bodies.  To learn more please click on the link below.
 
 
 
 
 
I am very happy to report Fabrik purchased the building at 1515 Miller Parkway and is expanding their business.  This will not only retain over 400 existing jobs at Fabrik but will create an additional 50-100 jobs over the next several years due to Fabrik’s expansion.  This could not have been accomplished without regional collaboration by numerous entities:  Fabrik Molded Plastics; City of McHenry; McHenry County Economic Development Corporation; McHenry County; McHenry County Conversation District; McHenry Township Fire Protection District; McHenry High School District 156; McHenry County College; Nunda Township; Nunda Township Cemetery District; Nunda Township Road and Bridge District and State of Illinois!  Thank you!  This will benefit the entire McHenry County Community; State of Illinois; Midwest and beyond!

HABITAT FOR HUMANITY RESTORE OPENS AT 903 FRONT STREET

Have you seen the new Habitat for Humanity Restore at 903 Front Street?  They recently opened their doors after completing extensive exterior and interior renovations.  Who would guess the building at 903 Front used be an automobile dealership?  Habitat for Humanity ReStores are not-for-profit operations relying on donated items.  The Restores carry furniture, appliances, home accessories and building materials at affordable prices.  Thank you to Habitat for Humanity ReStore for opening a business in the City of McHenry!

THE PAINTED FOX

I attended the McHenry Are Chamber of Commerce Ribbon Cutting at The Painted Fox, a new business located at 3819-2 Main Street, which is immediately east of Front Street on the south side of Main Street.  The store features numerous hand-crafted items, various artwork pieces and a vast selection of some very eclectic merchandise.  I would highly recommend you stop in and check it out.  Thank you to The Painted Fox for opening in the City of McHenry!

STARBUCKS DRIVE-THRU COMING SOON

 
Starbucks submitted a permit to buildout their new location at 2318 N Richmond Road (former Oberweis location).  Their existing location, 2210 N Richmond Road (building immediately to the south), will remain open until construction is completed, and the new location will feature a drive-thru and limited beer and wine service.  This is part of Starbucks new branding and will certainly compliment their existing business operation.  Thank you to Starbucks for investing and expanding your business operation in the City of McHenry!
 
 

 
PEARL STREET/LINCOLN ROADWAY IMPROVEMENTS
 
The City of McHenry and Public Works Director Jon Schmitt applied for and received $1.5 million dollars in Surface Transportation Policy (STP) funds awarded by the McHenry County Council of Mayors.  The funding will be utilized for engineering and construction for intersection capacity improvements for on-street bicycle lanes between Illinois Route 31 and the Fox River; an off-street bicycle path between the Fox River and Chapel Hill Road; sidewalk improvements to conform with the latest accessibility guidelines, curb and gutter replacement, bridge deck rehabilitation and pavement removal and replacement.  Also included in the project is the extension of thirty-five sanitary sewer stubs from the sanitary sewer main under Lincoln Road to service future connections for homeowners not currently utilizing City sewer.  A spring 2017 construction start is anticipated.
